The million dollar and up market in Seattle’s Queen Anne neighborhood has been quite vibrant over the last 180 days. There have been 22 SOLD Queen Anne homes for sale in the MLS priced at over a million dollars. These Queen Anne luxury homes and historic homes have had a final sales price ranging from $1,011,060 to $2,700,000. The median price for these was $1,321,500 and they had an overall sale price to listing price percentage of 99.41% with a range of 87.53% to 112.86%. Ten of these sold Queen Anne homes went for over full price. Despite this, the average days on market was 81 days with 9 of these homes on the market for a week, one of them on the market for 32 days, one on for 42 days, and the rest of them on the market for anywhere from 76 days to 307 days.
One of the more impressive Queen Anne homes on the lower end of this million dollar and up price range was 357 Highland Dr. It was listed on the market for $1,050,000 and sold in 2 days for $1,185,000 (112.86% over list).
There is one pending feasibility property and two pending inspection Queen Anne homes currently. They are priced between $1,100,000 and $3,495,000. There are six pending Queen Anne homes in escrow at the moment, although that can change by the hour… These range in list price from $1,225,000 to $2,495,000 with a median price of $1,725,000 and all but one were on the market for far less than a month.
There are 14 Queen Anne homes for sale in the million dollar and up price range. These range in price from $1,195,000 to $11,500,000 with a median price of $2,499,000. You can find a lot of the stately homes on the Queen Anne South slope. Additionally if you are interested in Seattle historic mansions, then you should look at other neighborhoods as well as Queen Anne. There are many choices across the Puget Sound for Seattle Luxury Homes, but Queen Anne is always one of my first picks.
There are SEVEN homes in Queen Anne that are currently pending sales and all listed for sale in excess of $2,450.000 so the market is certainly hot. Cash buyers are contacting us nearly every day and showing are keeping us busy throughout the holiday season. The fact that there are many sold properties, and two very recently, supports the fact that living in Queen Anne is as popular as it’s ever been. Folks want to live close to work in downtown Seattle and buyers know that owning real estate here is a solid investment for their financial future and quality of life.
Many of the houses we see on a daily basis in Queen Anne have high walking scores and are close to the amenities of urban living. There are too many Queen Anne Parks to mention all of them here but are easy to walk to and fun finding. Kerry Park pictured here is a wonderful park to see the Seattle sites. Some residents choose to live without personal automobiles and use Zipcar vehicles if they don’t own a car and need to head out to run errands further away then the normal stops. I think one of the most missed destinations for city people is Home Depot and Lowes Home Improvement. These places have many of the things that we need as home owners or renters that need to get the basics for home maintenance. Most things that Queen Anne residents want are right here.

Queen Anne Real Estate Market Update – Queen Anne Homes For Sale January Wrap Up:
This is for residential Queen Anne Homes For Sale only – so no Queen Anne Condos. January closings are final and there were officially 78 Queen Anne Homes for sale at the end of January, 11 that got offers and went pending (so they were successful offers), and 20 closed transactions.
There are quite a bit of choices out there and prices have softened slightly again, but overall, Spring 2011 could be a better time to sell than Spring 2010 if interest rates can hold out. There are Queen Anne buyers out there, but buyers all over Seattle are taking the time to really pick through the inventory. Standing out has become more important than ever before.

Let us tell you about one of our favorite Seattle neighborhoods, Queen Anne. Queen Anne hill has a long historic tradition in Seattle and the estates here are filled with lovely Puget Sound views and beautiful city scapes.
Queen Anne Seattle Neighborhood Highlights-
The Queen Anne Neighborhood of Seattle is amazing from all angles – on the North slope there are lovely views of Ballard & Fremont over the canal and the Fremont Sunday Market is practically right there! To the East is Lake Union with houseboats all along Westlake, the Bigelow Ave portion of Queen Anne Boulevard, Downtown Seattle views, and more. In the Southeast, the newer QFC is just one of the factors that make this part of the neighborhood score high on WalkScore (my latest Queen Anne contract in this area has a WalkScore of 94!!!).
In the shadow of the iconic Space Needle, Lower Queen Anne or Uptown is full of restaurants, pubs, and nightlife and has the Seattle Center at its heart. West Queen Anne is perched high above Puget Sound and offers sweeping views of the sound, city, Space Needle, Mount Rainier, and pretty much anything else you want to see as it is one of Seattle’s highest hills. Upper Queen Anne is the true heart of the neighborhood and a stroll or drive along Queen Anne Ave North will show you why. This is the heart of the upper portion of Queen Anne and where you can find all of the offerings from local clubs, restaurants, and merchants. One of my personal favorites is Queen Anne Books.
Historical Queen Anne Homes and More:
Queen Anne is one of the original Seattle neighborhoods settled and the history of it is quite fascinating! A stroll around Queen Anne Boulevard is a great place to start. Old Queen Anne Boulevard is a series of streets that form a loop around the top of Queen Anne – a crown around the top of the hill. Many people don’t know about the Boulevard, but it has been around in one form or another for about a hundred years thanks to the citizens of Queen Anne at the time who pushed for it. Queen Anne Boulevard is Queen Anne’s version of the Green Lake path although it is almost a mile longer at roughly 3.7 miles and shares its surfaces with cars. Look for historical sites on the Boulevard including the Wilcox Wall on the West slope, but also notice that there are some of the city’s best views along the way!
Queen Anne Living:
This neighborhood is so livable! The streets of Queen Anne are connected by a matrix of pedestrian staircases (check out Thomas Horton’s map of them here) and sidewalks which lead to the wide array of neighborhood parks, local grocers and shops, eateries, coffee houses, and more. Transit is thoroughly incorporated into the infrastructure here with bus routes all over the hill. If you are looking for a good no car option, than Queen Anne is definitely one of my top recommendations in Seattle, but obviously, with or without a car, it is one of my favorite Seattle neighborhoods!
Queen Anne real estate has been pretty busy this year so far!
There have been some Queen Anne short sales and Queen Anne foreclosures, but thankfully for the most part they aren’t affecting our market as much as other Seattle neighborhoods are seeing an impact.
Single family Queen Anne residential sales – Queen Anne homes in this category: there are currently 87 Queen Anne homes for sale (excluding floating homes in Westlake) ranging from $289,950 to $7,200,000. The median price of a Queen Anne home for sale in the Seattle MLS right now is $769,950 and average dollar per square foot is $317.13. Interesting homes of note to me in this batch is the hugely remodeled Fred Betts House at 700 W Kinnear which you can view in it’s earlier state while being lived in by Mr. Betts here. The other real beauty is at 120 Prospect St – it reminds me so much of the Ballard Mansion! It is a gorgeous classical Georgian Colonial and right in the heart of the Southeast Slope and only a block and a half east of Queen Anne Ave. right before Prospect curves up into Bigelow.
Queen Anne Mansions & Queen Anne Boulevard – a couple notes: I love Queen Anne mansions and homes on Queen Anne Boulevard are unique to other Queen Anne homes in a couple different ways. Queen Anne Boulevard is a trail that covers many streets as it circles the picturesque crown of beautiful Queen Anne. Many of the homes that align Queen Anne Boulevard appear to have large yards, but the fact of that matter is that in some cases unsuspecting buyers (and agents for that matter) have purchased (or sold) a home on Queen Anne Boulevard only to find out that the new buyers do not actually own a large portion of the front yard.
Queen Anne Boulevard is part of the parks system and the land surrounding much of it is also public land. This was not a pleasant surprise I am sure for someone buying on the Boulevard and finding a jogger or walker resting in their flower bed, but the Boulevard has great benefits, too – think of it as living front row to one of Seattle’s great trail systems or living along the crown jewel of the neighborhood of Queen Anne.
Pending Queen Anne Homes for sale in The MLS: There are a few categories of Pending in the NWMLS so I will go over each. Pending Inspection is just how it sounds and there are 9 Queen Anne homes under contract ranging from $359,950 to $1,180,000 with a median price of $529,500 and an average days on market of 93. Pending BU is a status that is for homes pending and waiting to close, but for some reason the owner or agent is asking for a back up. This does not always mean that there is trouble with the first deal. In some cases it is a tactic of the listing agent to attract more potential buyers to sell other homes to (sorry I call it how it is since I have seen this first hand a few times while selling a particular property.). There are 2 Pending BU Queen Anne homes on the market in the low $400k range. The other homes that are pending are just waiting to close – they have gone through any potential inspections, etc. These range in price from $299,000 to $2,495,000 with a median price of $744,500 and average days on market of 37 days.
Sold Queen Anne Real estate in the MLS: These are Queen Anne sold homes in the last 30 days out of the NWMLS and compiled as they are above by me. Twelve Queen Anne homes for sale in the MLS have sold in the last 30 days – these are single family homes and do not include Queen Anne co-ops and condos. These sold homes which have closed in escrow range in sales price from $472,500 to $1,515,000 with a median sales price of $777,500. They wer eon the market an average of 74 days with a low of 4 and high of 211.

Yesterday we visited two sets of great grandparents on Bainbridge Island and I got the chance to talk to my husband’s Grandfather about growing up on Queen Anne. It is funny because the two houses he grew up in are on the historic registry and his gandfather’s house is also on the historic registry. Unfortunately, his “Uncle Joe’s” Queen Anne house hadn’t gotten there yet before the disaster when it was knocked down a few years ago on a long holiday weekend to make way for the new buyer’s “new home”. Now it is the the site of a planned townhome community (google the JC Black house sometime if you want to hear more about that one).
West Queen Anne Love: I recently wrote a post on Betty Bowen Viewpoint and was completely drawn to a particular house right across the street. That shouldn’t be too surprising because West Queen Anne is full of gorgeous homes, but this one really brought me in and while I normally would take the time to take a picture of a house so that it looked good on my blog or website, I just snapped a quick photo of this house because I LOVED IT.
I was completely taken in and drawn to this house. I will go ahead and show you the photo I took, but it really doesn’t do the house justice:
It turns out that this very house was my husband’s grandfather’s house when he was 17 and his parents had it built especially for them! I could not believe it!
The house is something like 6 beds and an unheard of 3 car garage in Queen Anne. My husband’s great grandfather had it custom built in 1939-1940 and they moved into it when his grandfather was 17 from their home a few blocks over on West Prospect which they had lived in for the first 17 years of his life. The West Highland house was built for my husband’s great grandfather and mother and the name on the historic registry is the Lyman H & Marion Black Home.
This house on West Highland is only a couple blocks South of my husband’s great great grandfather’s house, the CH Black house on Lee Street which takes up an entire city block. It is also right across the street from Betty Bowen Viewpoint and the West Queen Anne Walls. In listening to my husband’s grandfather’s stories yesterday, he said his dad used to have a light he would switch on in the 1940s whenever couples were hanging out at the Viewpoint for too long after dark. He remembers that his parents would always know he came home safely because he would come in and play Moonlight Sonata at the Grand Piano after a fun night out. He KNEW Betty Bowen!
I had heard the piano story before but it was so amazing to find out that this particular house that I obviously did not photograph for any purpose except that I loved it happened to be the house where all this happened. I also find it amazing that not one, but at least four of their family homes are on the historic registry in family names – even if one other is gone now.
