Ten Mercer is one of Seattle’s hip venues for dinner & drinks during the Summer months and beyond. Walking distance from Queen Anne and Belltown this ‘World-Class Cuisine Meets Neighborhood Scene’ destination is a must do. Ten Mercer’s proximity to Key Arena’s WNBA Seattle Storm http://www.wnba.com/storm/ basketball games and concerts is perfect. It is also within range from Safeco Field and Century Link Stadium thus offering many folks a place to unwind after an evening out. I walked with friends from the June 2011 U2 Concert at the NFL football stadium to 10 Mercer without a problem. The menu is wonderful. Lobster risotto is rich and rewarding and if that is not the correct combination then the fresh Dungeness Crab Sandwich with cilantro wasabi mayonaisse, red onion, tomato and shoestring fries is a crowd favorite.

I took this photograph from inside the restaurant and upstairs at my table. The second floor is cozy which provides a stunning platform to people watch while experiencing a Pacific Northwest sunset. Queen Anne has Ten Mercer along with so many other fine dining restaurants that the list goes on & on & on. Queen Anne is a great place to work and live!

As I ponder the many beautiful sights in Seattle, I am reminded of images of Mt. Rainier on a crisp clear day, the Space Needle shining high over Seattle’s landscape, the historic Pike Place Market overflowing with energy and excitement, tranquil sunsets gleaming over Lake Union, and the EMP building which hosts biographies of famous pop stars (Experience Music Project)….(actually, Seattle’s EMP structure may be an eyesore to most, but it is noted as an architectural masterpiece…a tangled architectural masterpiece in my book).

Who would’ve ever imagined that garbage could be included in these fine list of sights? Art made from used plastic bottle caps? Okay, so maybe I’m over exaggerating on the scenic part, but certainly not on the concept. In the decade we live in recycling, built green homes, and conservation has been a top priority on many agendas. But apparently, not all products are wanted by recycling plants. Bottle caps, for one, can often get wedged into conveyer belts presenting problems on the machinery. So, what do we do with all of the plastic bottle caps? Relive our college days and play an endless game of caps? Trenton Doyle Hancock had a solution….call it a vision. To breakdown all of the unwanted plastic bottle caps and to create works of art.

If you’re in the Belltown area, near Sculpture Park, take a gander in the PACCAR Pavilion. In the Pavilion, there is a large image of a creepy weathered hand created from broken down bottle caps of all colors. It’s no Mona Lisa, but it is inspiring to see how garbage can be created into works of art. Below his piece, there are bins that you can contribute your used plastic bottle caps in, so it too can be turned into works of art. (The Pavilion is open to the public from Tuesday-Sunday from 10 a.m. to 5 p.m.) Belltown, a community filled with endless amenities, fine dining, thrill and excitement, now adds it’s own mini recycling plant to its repertoire. Time to save those plastic bottle caps!

This is for residential Queen Anne Homes For Sale only – so no Queen Anne Condos. January closings are final and there were officially 78 Queen Anne Homes for sale at the end of January, 11 that got offers and went pending (so they were successful offers), and 20 closed transactions.

There are quite a bit of choices out there and prices have softened slightly again, but overall, Spring 2011 could be a better time to sell than Spring 2010 if interest rates can hold out. There are Queen Anne buyers out there, but buyers all over Seattle are taking the time to really pick through the inventory. Standing out has become more important than ever before.

Let us tell you about one of our favorite Seattle neighborhoods, Queen Anne.  Queen Anne hill has a long historic tradition in Seattle and the estates here are filled with lovely Puget Sound views and beautiful city scapes.  

Queen Anne Seattle Neighborhood Highlights- 

The Queen Anne Neighborhood of Seattle is amazing from all angles – on the North slope there are lovely views of Ballard & Fremont over the canal and the Fremont Sunday Market is practically right there!  To the East is Lake Union with houseboats all along Westlake, the Bigelow Ave portion of Queen Anne Boulevard, Downtown Seattle views, and more.  In the Southeast, the newer QFC is just one of the factors that make this part of the neighborhood score high on WalkScore (my latest Queen Anne contract  in this area has a WalkScore of 94!!!). 

In the shadow of the iconic Space Needle, Lower Queen Anne or Uptown is full of restaurants, pubs, and nightlife and has the Seattle Center at its heart.  West Queen Anne is perched high above Puget Sound and offers sweeping views of the sound, city, Space Needle, Mount Rainier, and pretty much anything else you want to see as it is one of Seattle’s highest hills.  Upper Queen Anne is the true heart of the neighborhood and a stroll or drive along Queen Anne Ave North will show you why.  This is the heart of the upper portion of Queen Anne and where you can find all of the offerings from local clubs, restaurants, and merchants. One of my personal favorites is Queen Anne Books.

Historical Queen Anne Homes and More:

Queen Anne is one of the original Seattle neighborhoods settled and the history of it is quite fascinating!   A stroll around Queen Anne Boulevard is a great place to start.  Old Queen Anne Boulevard is a series of streets that form a loop around the top of Queen Anne – a crown around the top of the hill.  Many people don’t know about the Boulevard, but it has been around in one form or another for about a hundred years thanks to the citizens of Queen Anne at the time who pushed for it.   Queen Anne Boulevard is Queen Anne’s version of the Green Lake path although it is almost a mile longer at roughly 3.7 miles and shares its surfaces with cars.   Look for historical sites on the Boulevard including the Wilcox Wall on the West slope, but also notice that there are some of the city’s best views along the way!

Queen Anne Living:

This neighborhood is so livable!  The streets of Queen Anne are connected by a matrix of pedestrian staircases  (check out Thomas Horton’s map of them here) and sidewalks which lead to the wide array of  neighborhood parks, local grocers and shops, eateries, coffee houses, and more.  Transit is thoroughly incorporated into the infrastructure here with bus routes all over the hill.  If you are looking for a good no car option, than Queen Anne is definitely one of my top recommendations in Seattle, but obviously, with or without a car, it is one of my favorite Seattle neighborhoods!

I was amazed by this statistic for Queen Anne Real Estate and the amount of inventory that has disappeared this year.  This shows me that even in a buyer’s market, sellers win too!  Buyers know it’s the time to buy whether it’s a move up/move down situation, relocation, or even a career change.  I’ve noticed more and more of my entrepreneur clients are looking for a work+live home to combat traveling to an office and providing an economical wise choice.

Here are some other quick and interesting Queen Anne real estate news you might want to know.  65 homes proudly sit on the active status.  We had a super  November month end, reporting 9 homes sold and 14 are pending, or waiting to close.  The average active price for Queen Anne homes  is $731,000 but the the price you REALLY want to know is average SOLD price for Queen Anne homes was $625,000!  Remember to consider one reason prices may be driven down are from short sales and foreclosures … which are not super abundant in Queen Anne.   A short 56 days on the market is all it took to drive the inventory back down.  Thinking of selling?  Yep, good time to do it now!

Looking at the Queen Anne homes that have sold over the last 30 days:

I did include Queen Anne townhomes, but excluded Seattle houseboats on the Westlake side and also Queen Anne condos.  In the MLS over the last 30 days for the Seattle neighborhood of Queen Anne, there have been 19 closed homes – these are Queen Anne real estate sales that have closed in escrow and changed hands.

So what have buyers bought on Queen Anne Hill?

19 Queen Anne homes ranging in price between $339,000 (210 Boston St #A) and $2,250,000 (1425 Willard Ave W) with a median price of $750,000.

How Long Does  A Queen Anne Home Stay On The Market Right Now?

The average days on market for Queen Anne homes that sold this last month was 80 days and the sales price to listing price ratio that was settled on averaged at 98% with a range of 90.18% ( a 4 bedroom/4.25 bath home at 1425 Willard Ave W with 5290 square feet built in 2006) to 103.66%(a 3 bedroom 1.5 bath 1941 home with 2460 square feet at 1114 8th Ave W).

Other interesting info?  3 of these were Queen Anne townhomes (Boston Street, Taylor Ave, and Olympic Place).  Average dollar per square foot overall for all 19 of these homes that sold was $301.49.

Seller Leaves Belongings Behind.  You’ve been patiently waiting to move into your new home.  The day has finally arrived!  You turn the key to open your new home only to find the seller’s belongings left behind.  And I don’t mean a cool lampshade or a piece of art you could work into your decore’.  I mean three queen size mattress, old cleaning products under the sink, and a broken desk.  What does a buyer to do?  The home is technically yours now but the seller’s Realtor has promised to remove the items his client left behind

Has this happened to you?  What’s your recourse?  In the Purchase and Sale Agreement in residential sales, the Optional Clauses states that any personal property, fixtures, or other items remaining on the property when property is transferred shall become the property of the buyer.  However, seller agrees to clean the interiors of any structures, and remove all trash, debris, and rubbish on the property before buyer takes possession.

Even conducting a walk through of the property before closing unfortunately cannot prepare you for what could happen:  three queen size mattresses in the garage that were promised to be removed.  Bottom line: what’s in the house when the buyer takes possession is the new home owner’s responsibility.  And although it’s an extra trip to the dump for you, getting the crawl space dug out or the electrical panel to code at the expense of the seller is far more important than that broken desk discretly discarded in the driveway of your new home.

Backyard Cottages In Seattle

I wrote a blog earlier about Backyard Cottages in Seattle or Detatched Dwelling Units.  Since then, I’ve had numerous questions about them. 

Whether you are considering a Backyard Cottage on your at least 4,000 square foot lot as a rental property, for an elderly family member, or a grown child you need to know the max square footage the structure can be is 800 sq ft.  This includes any carport, attached garage, or storage. 

You can decide to go through a contractor and architect or get a panelized or modular fabricated design.  Fabricated is the fastest, and designed much like building blocks.  Panelized takes a little more time and can be more customized.  

It’s no secret adding a Backyard Cottage on your property can add extra monthly income.  However there are some costs involved.  Here is a link to a handy worksheet that breaks down Hard Costs and Soft Costs.  Example of a Hard Cost is demolition or site preparation.  A Soft Cost is a mortgage, or fees for utility hookups.  Which aren’t cheap, by the way!  Seattle City Light  recommends separate electricity meters.  This will save you way more money in the long run.

Make sure you save room for a parking space for your Backyard Cottage – this is a requirement!
