The million dollar and up market in Seattle’s Queen Anne neighborhood has been quite vibrant over the last 180 days. There have been 22 SOLD Queen Anne homes for sale in the MLS priced at over a million dollars. These Queen Anne luxury homes and historic homes have had a final sales price ranging from $1,011,060 to $2,700,000.  The median price for these was $1,321,500 and they had an overall sale price to listing price percentage of 99.41% with a range of 87.53% to 112.86%.  Ten of these sold Queen Anne homes went for over full price. Despite this, the average days on market was 81 days with 9 of these homes on the market for a week, one of them on the market for 32 days, one on for 42 days, and the rest of them on the market for anywhere from 76 days to 307 days.Queen Anne historic homes

One of the more impressive Queen Anne homes on the lower end of this million dollar and up price range was 357 Highland Dr.  It was listed on the market for $1,050,000 and sold in 2 days for $1,185,000 (112.86% over list).

There is one pending feasibility property and two pending inspection Queen Anne homes currently.  They are priced between $1,100,000 and $3,495,000.  There are six pending Queen Anne homes in escrow at the moment, although that can change by the hour… These range in list price from $1,225,000 to $2,495,000 with a median price of $1,725,000 and all but one were on the market for far less than a month.

There are 14 Queen Anne homes for sale in the million dollar and up price range.  These range in price from $1,195,000 to $11,500,000 with a median price of $2,499,000.  You can find a lot of the stately homes on the Queen Anne South slope.  Additionally if you are interested in Seattle historic mansions, then you should look at other neighborhoods as well as Queen Anne.  There are many choices across the Puget Sound for Seattle Luxury Homes, but Queen Anne is always one of my first picks.

Queen Anne is one of the larger Seattle neighborhoods and filled with beautiful and historical homes as well as hip bungalows and townhomes. This Seattle neighborhood has tree lined street after street of charm and boasts one of the most scenic views in all of Seattle at Kerry Park. The neighborhood of Queen Anne is centered around Queen Anne Ave and homes surrounding this hub tend to be in high demand. Queen Anne is also circled at its crown by Queen Anne Boulevard which is an excellent walking trail and Queen Anne’s equivalent of the Green Lake loop. Thinking About Selling Your Magnolia Home? Need Some Tips?  Here Is A Little Secret…

It is interesting to look at the market research and figure out how buyers find their Magnolia homes. Do they have a great Magnolia Realtor out there pounding the street? Maybe.. But , most Magnolia homebuyers start on the internet.  Don’t get me wrong – I also am quite proficient at pounding the pavement for my clients, but if you want to get the most exposure when selling your home, then go with the best internet Magnolia listing agent possible.  We will surprise you.  I promise.  We have a global reach that even surprises me sometimes.  There is nothing more satisfying than selling one of our listings to an International buyer who would not have found us otherwise. Our Magnolia listings get exposure GLOBALLY.

There are others of course, but here is an example of a Magnolia view home that we sold:

These Magnolia sellers had several of the “TOP” Magnolia Realtors out and all of them with the exception of us told them that their home was worth far less than what we at Cooper Jacobs ended up listing it for. Not only did we take the time and really evaluate the market price that would hold up in the Magnolia real estate market, but we also took into consideration the current homes that were on the market – the ones that the buyers would be comparing ours to while on tour.  Comparing your home to your current competition is a far better method of determining value than looking at historical sales.  Sold comps are valuable as well, but the buyers on the street don’t care about those.  If they like yours better and the price is in line with the others they are looking at, then you are going to look good.  In addition, you have to take into account the Magnolia foreclosures and short sales on the market – there aren’t a ton, but they do affect your value. This Magnolia home was sold for over list price in just 3 weeks with multiple offers and many Magnolia listing agents and appraisers have called us since asking us to explain.  The explanation is simple: take the time to really serve the client with both pricing and positioning.  You need more than them just sticking it on Craigslist or Trulia or Zillow or their own little site.  You need your Magnolia Realtor to seriously market your home on the internet. The turn over in The Verandas on Queen Anne is very low and the owner occupancy rate is high.  The last sale before this one was in March of 2010.  It sold more quickly than this one.  We believe that the current market would support a much shorter days on market for any of these spectacular units coming on the market.  We also have a much larger channel of marketing than many of the other Queen Anne Realtors and would love a chance to prove it to you!
